The site presents physical challenges, including a cell tower easement and existing utilities, which make vertical construction the most practical and efficient approach.

The property is currently zoned I-A (light industrial) with a UO-2 (billboard) overlay. We are actively pursuing a zoning modification to either C-MX-5 or I-MX-5, as planning staff has indicated that a variance for FAR increase may not be supported due to site constraints. Although the site is located within the Sun Valley district, there are no applicable design overlays or specific plan restrictions for this parcel.

Based on preliminary zoning analysis and the conceptual design, the project aligns with the following zoning criteria:

- Use: Self-storage is permitted within I-A zones with limitations. The building will be fully enclosed with no exterior-facing unit doors.

- Height: No explicit maximum height exists under I-A zoning; however, the design will remain sensitive to contextual and form standards.

- Setbacks and Parking: The design will comply with required setbacks of 20 feet front, 10 feet side, and 0 feet rear, and provide approximately 14 parking spaces, meeting the 0.1 spaces per 1,000 square feet gross floor area standard.

- Floor Area Ratio (FAR): A variance or zoning modification is anticipated to increase FAR from 2.0 to approximately 3.3.
