Roof Replacement with Ice Barrier, Flashings, and Asphalt Shingles for 1-3 Family Homes

Remove the existing shingle roof down to the roof deck and replace it with new roofing materials in full compliance with relevant building codes (RCO Chapter 9) and manufacturer installation instructions. The scope includes installing a new felt underlayment and an ice barrier membrane at the eaves where required. The ice barrier must meet the standards outlined in section 905.1.2, which requires installation in areas with a history of ice damming to prevent water backup. This barrier shall consist of either two layers of underlayment cemented together or a self-adhering polymer-modified bitumen sheet extending from the lowest roof edges to at least 24 inches inside the exterior wall line, measured along the roof slope. For roofs with slopes equal to or greater than 8:12 (67%), the ice barrier must extend at least 36 inches from the eave edge along the roof slope.

All asphalt shingles must be installed over solidly sheathed roof decks as per section 905.2.1. The roof deck must be inspected prior to installation to ensure it is structurally sound, smooth, straight, and free of irregularities such as humps or depressions. Any damaged or deteriorated decking must be removed and replaced with suitable substrate material before new roofing materials are applied. This ensures proper structural support and a reliable substrate for the new roof assembly. Flashings and other necessary components must be installed to ensure a watertight roof system. All work shall follow industry best practices as outlined by the National Roofing Contractors Association (NRCA) Roofing Manual, including architectural metal flashing, condensation control, and reroofing standards.
