All construction must conform to existing easements on the property. The building height shall not exceed 35 feet. Total building coverage on the parcel must not exceed 60%. Tree density standards for individual single- and two-family lots apply in accordance with M.C.L. 17.24.100, requiring at least one two-inch caliper tree for every thirty feet of lot frontage (or portion thereof), excluding alley frontage. Project signage must comply with M.C.L. 16.28.230, including posting project information signs in both English and Spanish. One double-sided sign measuring 24 inches (vertical) by 36 inches (horizontal) must be posted for every fifty feet of site frontage, with a maximum of three signs per street frontage. No construction or demolition waste shall be stored on the property; all waste generated by construction or demolition activities must be properly managed and removed in accordance with applicable regulations.
