Construction of New Detached Duplex under Horizontal Property Regime

Project details

Construct a new detached duplex unit under a proposed horizontal property line regime. The duplex will feature 2,319 square feet of living area, a 460 square foot attached garage, and a 36 square foot porch/deck. The units are detached, with Unit A being existing. Site setbacks must comply with the following minimum requirements: 50 feet front setback, 10 feet side/street setback along Patton Avenue, 5 feet side setback, and 20 feet rear setback. Maintain a minimum 6-foot separation distance between the two units. The maximum building height is limited to three stories or 45 feet, measured as 1.5 times the 35.4-foot width of the unit at the front two corners. Construction must not encroach upon or obstruct any existing easements on the property. Landscaping requirements include planting one 2-inch caliper tree from the urban forestry approved list for every 30 feet (or fraction thereof) of street frontage on the property. Additionally, for every 50 feet of site frontage, a double-sided sign measuring 24 by 36 inches must be posted in both English and Spanish, containing information as required by ordinance no. 2017-835. No more than three such signs are required on the site.
